A New Chapter for Rivergate — And What It Means for Madison Homeowners

The $450 million transformation of Rivergate Mall is officially underway. For residents of our Madison communities, this is the kind of investment that reshapes a neighborhood.

After more than 50 years as a retail landmark for North Nashville, Madison, and Goodlettsville, Rivergate Mall closed its doors for the final time on February 13, 2026. 

In an exciting turn, the developer, Merus, has acquired the 57-acre site and announced plans for a comprehensive mixed-use redevelopment that will turn the aging enclosed mall into a walkable, connected district. Demolition is expected to begin this spring, with the first new construction later this year and full buildout extending into the early 2030s.

What’s Coming to the Rivergate Site

The master plan replaces the old mall layout with a connected street grid and a diverse mix of uses designed to serve the surrounding community for decades to come. At full buildout, the redevelopment is expected to include approximately 700 apartment units, 100 townhomes, and 80 independent senior housing units. There will also be more than 130,000 square feet of new retail and restaurant space, a center green and plaza for community events and gathering, medical and office space, and new roads and public infrastructure throughout the site.

Merus is also donating a portion of the property to Metro Nashville to support future rapid bus transit improvements through the WeGo system, a move that positions the Rivergate corridor for long-term connectivity.


The Rivergate Area Is Already a Hidden Shopping and Dining Destination

While the mall itself has closed, the broader Rivergate corridor remains one of the most active retail and dining hubs north of downtown Nashville.

The Shoppes at Rivergate include Sprouts Farmers Market, which opened in late 2024 offering fresh, organic produce and health-focused products. Gabe’s and Ashley Furniture round out the center, giving residents convenient access to everything from grocery runs to home furnishings without a long drive.

Dillard’s, one of the original mall anchors, continues to operate on the Rivergate site. And the dining options along Gallatin Pike and the Rivergate Parkway corridor continue to expand. From Calabria Brickoven Pizzeria in Goodlettsville to neighborhood favorites like Las Maracas, Pinky Ring Pizza, and local cafes, the area delivers a variety that rivals neighborhoods much closer to downtown.

Perhaps the most anticipated addition: In-N-Out Burger has filed a development application for a new location near the former Rivergate Mall site, signaling the iconic West Coast chain’s continued expansion into the Tennessee market.
