But a gift only matters if people can receive it.
Too many Nashville families are ready — they have the income, the stability, the desire — but the upfront cost of homeownership keeps the door closed. The Home Access Grant is how we open it. Each month, we dedicate 3 homes to qualifying families and connect them with a grant-funded path that makes ownership possible for as little as $1,000 down.

What the Grant Provides
$1,000 — Your Only Out-of-Pocket Cost
Your contribution to buying a new home. $1,000 is all it takes to go from renting to owning a brand-new Legacy South home.
Up to $15,000 Down Payment Grant
Through our partner lender, qualifying buyers receive up to $15,000 applied directly to their down payment. Not a loan. Not a second mortgage. A grant you never pay back.
Closing Costs Paid by Legacy South
We cover your closing costs such as loan fees, closing fees, first year taxes, and insurance.
No PMI
A lower monthly payment than a comparable FHA loan. No private mortgage insurance means more of your money stays with your family every month.
Legacy South’s closing cost contribution is available only to qualified Home Access Grant buyers, subject to a maximum amount determined by Legacy South, and may not be combined with any other Legacy South incentive or promotion.

First-Time Buyer
First-time buyer or have not owned a home in more than 3 years.
Income Eligible
Household income must be below $90,000 per year.
Lender Qualified
Must meet standard lender guidelines for credit and income verification.
